Jim has more than 30 years of commercial real estate experience with an impressive client roster that includes high-profile firms such as Ford, KIA, McDonald Douglas, Marriott, Baker Botts, LLP, Trans-america, Credit Union of Texas, and New York Life, among others. Throughout his real estate career, he has built partnerships with key decision-makers at both Dallas-based and national firms, representing more than 12 million square feet of transactions with a value of $6 billion and occupancy cost savings in excess $300,000,000.
His tenacity and creativity have allowed him to develop real estate solutions that improve the financial and organizational position of his clients. He has worked for firms in office, industrial and international real estate endeavors, acting as their advocate in corporate relocation's, consolidations, restructures, expansions, building and land sales and development pursuits.
Jim began his career at Swearingen Company in 1979. He became a senior partner with Fults Associates in 1981-1999 and negotiated some of the cites largest lease transactions. Jim was a senior managing director with Julian Studley from 2000-2009 and while there, negotiated the Baker Botts lease for 183,000 square feet of Class A office space in downtown Dallas, as well as six other major corporate headquarters leases. At Colliers International between 2009-2011, Jim created Colliers Education Practice Group with over 20 professionals serving the education Industry. While at these companies, Jim consistently received awards for production including the Top Producer and Pinnacle Awards.

Tom Cruikshank has 35 years in commercial real estate, which includes project leasing, tenant representation, medical development, investment sales,portfolio management and land sales. Tom believes in a professional direct approach to working with his clients in a service oriented manner, which provides for his clients changing needs.
His experience has included working with large corporations with significant budgets and small companies with significantly limited budgets, both focused on return on investment. Tom’s project leasing assignments have included Williams Square, 600 Las Colinas, Providence Towers, Signature Place, Las Colinas Towers, Premier Place and 1700 Pacific. In each of these cases, his position required the development and adherence to budges, development of broker relations, marketing, competitive studies and the due diligence of acquisition targets.
In medical development, he has coordinated the design, land acquisition and leasing of the medical office buildings, which provide for maximum flexibility and efficiency. In every discipline of the real estate business, Tom strives to make service to the client his primary focus.
He has been a licensed Texas Real Estate Broker since 1993.
